In October of 2020, RCP Bloomington Student Housing, LLC invested approximately $2,300,000 of equity in investor money to recapitalize a newly build, 97-unit student housing community located near Indiana University in Bloomington, Indiana.
The Project consisted of three buildings, all of which reached near 100% occupancy thanks to the proximity to campus and the abundance of students attending Indiana University. During the holding period, the Project generated several distributions made to investors from operating cash flows.
After an investment period of 13 months, the Project was sold In December of 2021 to an active student housing buyer who purchased the Project for $13,000,000 or $134,000 per unit, giving RCP Class A Investors a 83% internal rate of return (IRR) and a 1.9x multiple on this investment.
